Matterport Blog (27 October 2020) Nearly 8 in 10 Home Buyers are Taking More 3D Home Tours During the Pandemic, Citing Safety Concerns - 69% of Sellers Say 3D Home Tours Are Now a Necessity

"In fact, the buyers we polled in September [2020] were so confident in 3D tours that 71% said they would purchase a property sight-unseen, a 16% increase since we last asked this question in January. Furthermore, 82% of buyers agreed that 3D tours provide a more accurate representation of a home than photos alone. Baby Boomers showed the greatest confidence, with 91% of them indicating they feel this way," says the Matterport Blog.

"With a 3D tour, 83% of sellers now think their home may be more likely to be purchased sight-unseen, which is an 11% increase in the share of sellers who said this in January," says the Matterport Blog.

"In May [2020], TIME Magazine reported that ”in some cases, buyers aren’t even visiting their new house until after the contract is signed” and “the pandemic has pushed more to consider [purchasing remotely].” And in September, the New York Times declared “the open house is dead” and said that 3D tours are “essential to narrow the field...at a time when pent-up supply is flooding the market and in-person tours remain elusive,'” says the Matterport Blog post.

No. Sight unseen is great for new products, commodities.

But a house is the furthest thing from that. I have sold homes sight unseen, but it requires a great deal of trust between agent and buyer. Which requires an experienced, smart HONEST agent who is able to communicate at a high level. And, unless the home is super unique or an amazing buy... what's the rush?

Matterport should probably remember that real estate is always local. Around here, we have a situation where inventory is down to 1.6 month's supply. Far from "pent-up supply... flooding the market".

What is pent up supply anyway? lol

An estate agent I have a good relationship with said the following:

"property sells by a physical inspection, and sometimes less is more, as why view if they have seen everything already?"

Having said that, he was impressed by the technology.

Also, the following comment from the Redfin post makes a lot of sense.

"Homebuyers who are searching for a home out of town and don't have the time or ability to view the home in person will use virtual tours as their primary means of viewing a home. The increased use of this technology, coupled with more people relocating, mean the sight-unseen trend will continue, and the majority of homebuyers will make offers sight unseen during their search for a home in 2021."
