92% of buyers would be more likely to buy the home.

There is no question that great media makes a positive difference with today's real estate listings. All of us have seen a steady diet of listings that are not shown well because of crappy or no media. Does great media help bring more traffic and aid in closing deals faster and maybe get the seller closer to their asking price? Sure! The only data mentioned that is believable is the one point allegedly made by NAR, which was that 60% of buyers are under 55. That is where believability ends rather abruptly for me.

Even with the best media presentation, the percentages asserted are at best, wishful thinking. Unless these data came directly from NAR, whose surveys are based on the answers from no less than 1,000 Realtors, they are simply not believable, especially the one about selling for 9% higher.

On paying 9% higher, the buying public, including all of us, and their buyer agent would NEVER allow this to happen unless the property was priced under the market to start with as a lowball, c'mon designed to start a price war.

Many markets are still hot these days, but when a buyer pays substantially more than fair market value, you can be assured that there are multiple offers in hand and that there is a bidding war, not because the media was, OMG WOW! Then, unless the buyer is paying cash, they require financing, which requires bank approval based on a fair market appraisal. Yes, a buyer can pay more for a property if they wish, but only after they pony up out of pocket for the difference (or, the seller lowers price within the range of the appraisal), otherwise the bank will not approve the loan.

This is fact folks. The snake oil being peddled by Matterport is peddling isn't.
