Good use of technology! Maybe not so good for us, and probably be something that is not used in NYC any time soon but that would be a smart thing for them - does not replace the reasons a VR tour would be nice to have in the arsinal. IN my opinion.

I think that is a great service to provide. From my view, a prospective buyer still needs to be interested/motivated enough to take the time to view the property in person. Virtual tours spark that extra bit of excitement to take action. Conversely, a virtual tour can expose various aspects the buyer does not find desirable, thus saving them time! Virtual tours are a comfortable bridge between 2D photography, and spending time viewing a property in person.

I hate to say it Dan. I really do. The more I see how websites and virtual tours ALONE sell the sizzle of real estate without an agent, the more I know the only reason people visit a listing in person or do a drive-by is to validate what they already saw online. The reason most listings do not sell is the price. Once price is right, anyone can sell it, such as an agent agostic website & virtual tour, sans the Realtor(R).

Thus I can foresee how the .05% - 2% commission models similar to REX (and there are others) will eventually prevail on a mass scale over the standard 5-6% agency fees. The MLS can have their $350 fee or whatever.

The entire process and transaction can be jobbed out. The consumer will ultimately finish this story, but the real estate industry will need to adapt quickly. Makes for even MORE opportunity for us digital folks.
