Matterport was designed for the walk around experience whereas we added the walk through experience to enhance the user experience for iGuide.

As a documentation tool first, our experience was designed for understanding first.

We provide hot spots on the floor plans so users can quickly move to spaces of interest.

We provide navigation control on the visuals so users can get a full 360 degree view of a space.

We introduced 'Walk-through' navigation for users who want to travel between neighboring camera positions.

When we designed the system, we found walk through to take too long when you wanted to quickly move to a specific space so we designed iGuide to address this primarily.

Many say, Matterport has a WOW factor with its dollhouse view.

What's your take on the Matterport dollhouse view? It's not something that iGuide offers.

It is a WOW factor, we quite like it here too!

However, we believe that when it comes to our role in the real estate search process, our purpose is less about the experience and more about the information we provide.

Searching for a home is a job and not always a fun one. Searchers want to see a space, qualify or disqualify it and either move on or dive deeper. They are less about the wow of the technology and focused on the wow of the home.

We rely on the great photography of our pro's to create the wow.

We are the steak, not the sizzle.

You mentioned the great photography. How does the photography compare of an iGuide and still images and a Matterport Spaces 3D Tour and the still images (snapShots) that can be created in Matterport Workshop?

There are a number of elements to the iGuide system that enhance the quality of our visuals.

Our system is built on a DSLR frame that allows us to use a wide angle lens and large sensor.

Our system has enables HDR capture which improves the quality of the visuals.

We have also given our pro's control over some of the settings on-site and in post, such as white balance settings, sharpness, contrast and light conditions. This adds to the consistency and quality of our product.

The still photos that are produced with our system are great but many of our pro's still opt to capture their still images with their own DSLR.

There is a connection between photographers and their cameras so we are quite content being the tool for the tour, floor plans and dimensional data and a back up for photos or for documentation photos, missed on site.

We have loosened our control to give the Pro the ability to do this. Essentially creating a pause button in the data upload so they can grab the visuals, edit and continue.

There are many cases (like 4 walls of mirrors) that a Pro might want to edit themselves out or a property with precious art that they don't want shown. We wanted to give pro's the ability to make these adjustments.

Dan, we have a video that shows @Chris_iGuide (our iGuide Pro Trainer) shooting a 1,600 SF space in 11 minutes.



He is fast but we have many operators who have shot more properties than Chris at this point, and are much faster. I know of a team that is shooting 3,000 in under 25 minutes.

Why is this important....

This is important because we are working with pro's and their income is based on how many properties they can shoot. Income is directly tied to efficiency and we are the most efficient system for capturing a space.

Our Pro's shoot a lot of properties and we are always looking to help them get more efficient in and out of the property.

We look at Room Dimensions, Floor Area Calculations and Floor Plans as a mathematical problem.

We create the room dimensions, we calculate the area information and the floor plans are 'showing our work'.

You would be reluctant to place value on any one of the three without the others. The floor plans show the work and help users understand where the measurements and areas came from.

Floor Plan Delivery

We offer 2 types of Floor Plans with our different Standard and Premium iGuides.
The Standard Plan comes with a plan for the building with all the walls.





The Premium Floor Plan has additional detail such as the placement of fixtures and build-outs.



We find the Standard to be sufficient for a majority of the market and added the Premium for clients looking for the additional detail.

Dan, the measurement functionality is presented in the iGuide video I included above, at 1 min 15 secs.

This is a very powerful tool at a few different points in the Home Buying process:

1. Home Shopping
Buyers and Prospective Buyers (or renters) can determine whether a space meets specific requirements (eg pool table).
It is convenient for buyers but more importantly agents who will often have to make trips to the home or bother the seller to get this important property information.

2. Closing Process
Buyers want constant access to their new property.
Buyer and Seller agents are inundated with calls, emails, walk-throughs and trips back to the house. It is time consuming, costly and disruptive to the sellers.
iGuide provides buyers with 24 hour access to the home.
Buyers can take the iGuide with them to the stores when shopping for furniture, appliances and fixtures.
Inspectors and Appraisers can use iGuide as a tool for reporting on the home.
If there are renovations through decorators or contractors, they can be given access to measurement tools that will also save time and cost.

I noticed that Matterport broke MP2SQFT+ – a free third-party tool to easily and quickly (and free for Forum Members) to calculate square footage for invoicing by square feet (and meters).

With iGuide, how does a Pro calculate square feet (meters) for billing? How accurate?

And, the iGuide Camera System uses laser. Why does this matter for floor plans and measurements?

Pro's calculate the properties area using the iGuide System. They do not need to have any previous floor plan experience. The System does the work.

When we send our Pro their iGuide Report, we include the Floor Area calculations for both:
- Interior Area
- Exterior Area




We are 99.6% confident in our measurements.
Accuracy is a word you really cannot use in property measurement as you cannot guarantee that walls are 100% straight from one end to the other. Therefore, the standard is to use 'Measurement Confidence'.
